The dissertation focuses on the risk factors asset volatility and climate change for retail real estate investments. In the first part, a new approach to model the volatility of retail and other commercial properties, namely stochastic volatility (SV) models, is proposed. These differ from their counterpart – Generalized Autoregressive Conditional Heteroskedasticity (GARCH) models – due to the assumption that the volatility process is stochastic and not deterministic across time. This can be attributed to the fact that the real estate market is inefficient and market agents behave irrationally. To compare the two approaches, the study employs several predictive information criteria to assess the superior goodness of fit.
In terms of transitory climate risk, the consumption data of German retail warehouses is examined. In detail, the analysis focuses on the extend of refrigerants, respectively F-gases, on the overall GHG emissions of the properties. Considering Heating and Cooling Degree Days (HDD/CDD) as well as grid decarbonization CRREM is used for the assessment.
The last part provides evidence in the field of physical climate risks. Singapore’s geographic location as an island and city state within South East Asia leads to the situation that some retail properties are located in a flood prone area. Based on address-level transaction data it is analysed by means of a Generalized Additive Model (GAM) whether investors account for this physical risk in the form of price discounts.

Die Dissertation beschäftigt sich mit den Risikofaktoren Asset Volatilität und Klimawandel bei Investitionen in Handelsimmobilien. Die Dissertation beschäftigt sich mit den Risikofaktoren Asset Volatilität und Klimawandel bei Investitionen in Handelsimmobilien. Im ersten Teil wird ein neuer Ansatz zur Modellierung der Volatilität von Einzelhandels- und anderen Gewerbeimmobilien, sogenannte Stochastic Volatility Modelle (SV), vorgeschlagen. Diese unterscheiden sich von ihrem Gegenstück – den Generalized Autoregressive Conditional Heteroskedasticity (GARCH)-Modellen - aufgrund der Annahme, dass der Volatilitätsprozess stochastisch und nicht deterministisch im Zeitverlauf ist. Dies ist auf die Tatsache zurückzuführen, dass der Immobilienmarkt ineffizient ist und die Marktteilnehmer sich irrational verhalten. Um die beiden Ansätze zu vergleichen, werden in der Studie mehrere Informationskriterien verwendet, um die Anpassungsgüte zu bewerten.
Im Hinblick auf das transitorische Klimarisiko werden die Verbrauchsdaten deutscher Lebensmittelgroßhandelsmärkte untersucht. Im Detail konzentriert sich die Analyse auf den Einfluss von Kältemitteln bzw. F-Gasen auf die gesamten Treibhausgasemissionen der Liegenschaften. Für die Bewertung wird CRREM unter Berücksichtigung der Heating und Cooling Degree Days (HDD/CDD) sowie der Dekarbonisierung der Stromnetze verwendet.
Der letzte Teil liefert Erkenntnisse im Bereich der physischen Klimarisiken. Die geografische Lage Singapurs als Insel- und Stadtstaat in Südostasien führt dazu, dass einige Einzelhandelsimmobilien in einem überschwemmungsgefährdeten Gebiet liegen. Auf der Grundlage von Transaktionsdaten auf Adressebene wird mit Hilfe eines Generalized Additive Model (GAM) analysiert, ob Investoren dieses physische Risiko in Form von Preisabschlägen berücksichtigen.
