Abstract (English)

The objective of this thesis is to analyze different aspects of economic, structural and political housing market determinants in the German housing and land markets.
Chapters 2 and 3 of this thesis focus on the decomposition of the housing bundle in Germany into its two components - land and structure - and the developments of their values
over time and space. In Chapter 2, I build a database for the costs of housing structures and residential land values at the county-level based on the residual method of Davis and
Heathcote (2007) and Davis and Palumbo (2008) for 2014 to 2018. Chapter 3 uses the database built in Chapter 2 to analyze the existence of various spatial dependence patterns
in German counties’ residential land and housing markets. Chapter 4 focuses on Germany’s low homeownership rate and evaluates the effects of two housing tax policies on the German homeownership rate, individual life-cycle decisions and welfare.

Die Dissertation analysiert verschiedene Aspekte der ökonomischen, strukturellen und politischen Wohnungsmarktdeterminanten in den deutschen Häuser- und Grundstücksmärkten.
Die Kapitel 2 und 3 dieser Dissertation befassen sich mit der Zerlegung des Häuserwerts in Deutschland in seine beiden Komponenten - Boden und Struktur - und die Entwicklung ihrer Werte über Raum und Zeit. In Kapitel 2 baue ich, basierend auf der Residualmethode von Davis und
Heathcote (2007) und Davis und Palumbo (2008), eine Datenbank für die Werte von Wohnstrukturen
und Land auf Kreisebene für die Jahre 2014 bis 2018. Kapitel 3 verwendet diese Datenbank, um die Existenz verschiedener räumlicher Abhängigkeitsmuster auf den Land- und Häusermärkten der deutschen Landkreise zu analysieren. Kapitel 4 konzentriert sich auf die niedrige Wohneigentumsquote in Deutschland und bewertet die Auswirkungen von zwei wohnungspolitischen Maßnahmen auf die deutsche Wohneigentumsquote, individuelle Lebenszyklusentscheidungen und die Wohlfahrt.
