Abstract (English)

The dissertation by Benedict von Ahlefeldt-Dehn deals with the application of modern machine learning (ML) methods in rent prediction and property valuation in global commercial real estate markets. The added value of the use of non-linear ML methods at both property and market level is elaborated. Furthermore, it is shown how interpretable ML methods can create transparency and comprehensibility of the applied black-box models. This represents a significant step in advancing the application and acceptance of ML-based automated valuation models in commercial real estate valuation.

Dabei wird der Mehrwert des Einsatzes nicht-linearer ML Methoden sowohl auf Objekt- als auch auf Marktebene herausgearbeitet. Des Weiteren wird aufgezeigt, wie Interpretable ML Methoden die vollständige Transparenz und Verständlichkeit der angewandten Black-Box Modelle herstellen können. Dies stellt einen bedeutsamen Schritt dar, um die Anwendung und Akzeptanz von ML-basierten automatisierten Bewertungsmodellen in der gewerblichen Immobilienbewertung voranzutreiben.
