This chapter presents a case study that examines the options available to different real estate industry players in shrinking cities. Shrinking cities are the result of societal or economic structural changes and pose major challenges for real estate professionals, as the total amount of potential rental income in a shrinking city is set to decline. This leads to several distributional aspects within the city. The case study allows students to compare their own analysis with actual decisions and the theoretical considerations from the classroom based on a realistic real estate decision. At the same time, the dynamics of a negotiation situation involving different players are illustrated. Such negotiation situations are particularly common in an urban context. Students learn that small differences between the expected and actual strategies of the other party can have a major impact on negotiations and their outcomes. Students also learn that shrinking cities imply many challenges but can also bear opportunities in sub-segments of the real estate market.
